Scope of Services

• Assist in site selection, acquisition analysis and the entitlement process
• Design, engineering and other project team procurement and selection
• Develop the project program with the client and the project team
• Lead the team in Design Development and explore design alternatives
• Management of the design and engineering team to ensure the design and construction documents are coordinated to mitigate change orders in the Construction Phase
• Establishment of the baseline project schedule and budget
• Provide baseline cash flow forecast
• Value Engineering and Constructability reviews
• Contractor procurement and selection. Manage the bidding process and selection of qualified bidders
• Contractor, subcontractor and vendor contract negotiations
• Permitting, entitlements and neighbor access agreements
• Landlord tenant improvement work letter negotiations

• Management of the design, engineering and contractor to ensure adherence to their contractual obligations and promote a high level of communication and collaboration
• Schedule and Cost management from the onset to ensure the project is completed on time and on budget
• Review all pay applications to mitigate contractor overbillings 
• Change order review and mitigation
• Management and mitigation of field condition issues or any dispute that may arise
• Conduct project meetings with the project team and evaluate progress
• Ensure that the Contractor is aware they must adhere to all health and safety standards
• Punch list & Closeout management
• Assisting in turning over the facility to client as well as coordinate move in procedures
• Coordinate delivery and installation of furniture and FFE
• Monitor and work closely with the expeditor to ensure renewal of permits, approvals and Certificate of Occupancy
